David Dean  Owner/BrokerDavid has been active in all facets of sales as a real estate broker since 1971 specializing in land development and subdivisions. 34 years in the real estate business and brokerage management have given David unparalleled knowledge of the Litchfield County real estate market.
In 1985, Coldwell Banker awarded Bredice & Dean Realty the franchise based on its reputation and progressive business policies. The real estate company grew to 50 + agents and 2 offices over next few years, and included seven mergers. It became the largest and one of the most successful full service real estate companies in Litchfield County history.
He has been an active member of the Executive Board of the Connecticut Association of Realtors as chairman of Strategic Planning & Finance Committees, Presidential Advisory Committee, liaison to the National convention, and a member of the Presidential task force to create a state-wide MLS. David served two terms with Coldwell Banker’s President’s Advisory Group for the Northeast Region and as a panelist at the National Convention.
He spent many years volunteering on numerous local charity boards and organizations. He served as president during his 25 years in Rotary International.
A founding member of the Torrington Vision Group, David has worked with successive Mayors to create a unified downtown. He has worked with several developers to bring larger retail merchants into Torrington.
A firm believer in continuing education, David completed all CCIM (Commercial Industrial Management) courses, and earned the following designations:

A long time Litchfield county resident, he brings a unique perspective and considerable experience to the local commercial real estate community. He is quick to understand a client's perspective and is very creative in fulfilling a client's needs.
With extensive business brokerage experience, Kevin finds creative solutions to difficult transactional issues. He works with his clients on all aspects of a deal: financing, approvals, specialist reviews.
TJ Zappulla  Associate Broker In 1924, TJ’s grandfather started Zappulla Realty. He followed his father into the business in 1974. Since his merger with Coldwell Banker Bredice & Dean in 1989, TJ continues to receive numerous awards as a top agent in Connecticut. A full time Broker, he works for Coldwell Banker in residential sales and foreclosure sales, and for LCC in commercial sales and leasing, specializing in smaller retail spaces.
TJ has always been involved in local and statewide Realtor boards, chairing several committees. He was voted Realtor of the Year in 1979, 1983 and 1986. Several service agencies have benefited from his years of volunteer work.
Richard Ducci 
Richard is a lifelong Litchfield County resident. He brings with him more than 30 years of management experience within the construction, service and retail industries, in addition to commercial property management and investigative experience. He has a talent for proactively identifying and resolving problems and is well versed in municipal regulations and zoning issues.
Richard is known and respected in the area. As a licensed associate, he can not only assist in finding the correct property for your business, he can intuitively seek the preeminent tenant or buyer for your property.
Ginger Dean  Owner/BrokerA licensed Real Estate Broker since 1983, Ginger has vast experience in real estate office management and administration. Together with her husband, David, they grew Coldwell Banker Bredice & Dean, a residential & commercial real estate company, from 8 associates to a high of 50 associates.
Over the years, she has been very active in the service community, serving on many Boards of Directors and committees. As administrator, Ginger is committed to assisting LCC associates in servicing their clients.
